Viva Vendetta: 1Oak Lawsuit Update

I caught up with 1Oak honcho Scott Sartiano and asked him if they were still suing some of his neighbors. A resounding "yes" led to a conversation which went beyond Andrea Peyser's New York Post article about the lawsuit. 1Oak is suing a tenant, Ann Fredlin, who lives on the 20th floor of the Caledonia, a new construction directly across from the boite. Two other people named, LeCee Johnson and Bobby Cintron, live in the Clinton housing building up the block near 10th Avenue. The $2 million lawsuit is a result, according to a source , of "continuing harassment and lies told to anyone who will listen." This sort of conflict was inevitable when the city rezoned the area to "mixed use" to support the highly ambitious, highly brilliant High Line project.
The High Line and the surrounding galleries, shops, restaurants, and nightclubs of the Meatpacking District and neighboring Outer Chelsea (OuCh) made the hood a sexy place for new residential construction. The Caledonia, a magnificent building, was built with everyone—developers, new tenants, local police, and community—knowing that nightclubs existed prior to and adjacent, and they were thriving. A visit to the Caledonia website’s neighborhood section even boasts about the proximity of the building to 1Oak, Cielo, the Park, and other hotspots:

When 1oak co-owner Scott Sartiano, who also lives in the Caledonia, asked me to his apartment to bless his decorator’s paint colors, I noticed the workers on the High Line busy as the birds and bees that used to nest there. They were hammering, drilling, banging, and I’m sure yelling at each other as construction people tend to do, yet I couldn’t hear them at all. Thick windows made it a silent spring day. The upcoming lawsuit will emphasize that the Department of Environmental Protection has done two sets of readings in Ann Fredlin’s apartment and found nothing to write about. No violations were issued. The Caledonia has 392 residents, and it’s Fredlin who is doing the complaining. 62 of the tenants have gone so far as to sign a petition in support of 1Oak.

This is so wrong! They filed to suit only to prevent the city from stepping in with pending litigation. They obviously have done something wrong or they really wouldnt care what the neighbors said if they were really such loons.
What is so sad is you boys just traded your integrity by going after your neighbors with false claims. Didn’t Abramcyk tell you the judge tossed the case out. He was caught lying to a judge every which way to Wednesday and handed his ass on a platter. But in the end these lawsuits is what will finally destroy the nightlife in this city. It’s surprising the Olsen’s would have dated a guy that was dealing from the bottom of the deck. This is just wrong.

from what ive seen. heard and read anonymous these few neighbors will get what they deserve. you paint them as innocents and that doesnt make sense! the epa readings done in the complainers apartments show no violation. she lives on the 20th floor in a well glassed apartment.. i think you are off base here

I’m sorry, but I’m not familiar with these tests. I sincerely hope this is true..Scott and Richie are really lovely guys. This is what made this story completely shocking. It made no sense.
If these neighbors made this up they should be ashamed of themselves because it puts the entire system in jeopardy when there really is a fire or people are in danger. This puts everyone at risk. If this is the case I sincerely apologize. But these lawsuits going after the neighbors has to stop. It’s so wrong!
I’m just saying that people shouldn’t be made to suffer because we all decide to have a little fun over a few martini’s. There are way too many lawsuits and lawyers involved. It’s just not cool!
The boys at Bea and S + M knew how to empty the places or turn the music down. Innocent people were hurt. They told so many stories when they finally had a fire they nearly burnt the buildings down and people were trapped inside. The Fire Department wouldn’t respond for an hour. A few operators are ruining it for everyone.
But if you say this is the case I sincerely apologize. I just don’t think it’s cool to hurt other people. If Scott and Richie are victims to some loon I sincerely apologize.
